Is Your Property Really Rent Ready?

We get a lot of requests from landlords to begin marketing their home for rKeystone Realty | Rocky Mount Real Estateent. Once we go to the property, we realize that is not always the case. Your definition of “rent ready” may be different than our definition of “rent ready.” We will never be able to market your home for rent if it is not in a state that we would live in ourselves. 

 

We rent homes at almost every price point, from roughly $250 per month on up. We realize that every rental property is not the Taj Mahal or in the Hamptons. Your rental unit does not need granite countertops or brand new tiled walk-in showers. It doesn’t even have to be up to current building code. (Most every home we manage isn’t because building codes change all the time!) But it does need to be clean, safe and habitable.

 

What do those three words mean?

Clean – Do we expect every home to be clean enough to eat off the floor? Of course not. It is a rental home. It is going to get traffic in and out as it gets shown. A little dust here or there isn’t a big deal in our opinion. But if you have had a tenant in place, your home probably needs a deep clean before a new tenant takes possession. The showers should be free of any mildew or grime. The baseboards should not have any accumulated dust. There should not be any dust bunnies roaming around anywhere (including ceiling fans).

 
Safe – It should go without saying that we can’t rent a home with any safety issues. But it also goes further than that. We have to look for potential safety issues. That loose stair railing? We will tell you it has to be firmly secured. We can’t risk having a tenant attempt to grab something that may fail on them. The same thing goes for the decking on patios. A loose board or nailhead sticking up needs to be addressed before we place a tenant. Windows are another big item we frequently see. In order to comply with the Rocky Mount fire code, every window in the home needs to be operable in case of an emergency.
 

Habitable – This one is a bit broader than the previous two items. Our interpretation of this word basically goes back to two items. The first would be to comply with any minimum housing codes. We go a step beyond that and require that any home we rent out be fit for us or the owner to stay in. If you would not feel comfortable renting or staying the night in your rental home, why would you expect someone else to pay money to do so?
