Our Standards:
At Keystone Realty, we strive to be the best property management company we can be. We have spent thousands of hours tweaking our methodology and practices in order to provide the best level of service we can provide to all of our clients. In order to provide the level of service we deem acceptable, we have a few requirements that we ask all of our property owners and to comply with:

Have your property in rent ready condition. When we first meet you at your rental for us to potentially manage, we will give you a list of suggestions and recommendations on repairs and improvements. As a professional property management company, we know what things potential tenants want and expect when considering your property for their next home. Once those necessary repairs/improvements have been made, then we can take the keys and begin our work.
When you hand your keys over to us, we are prepared to take your home's marketing photos and video tour so that we can begin marketing your home. We cannot send our photographer to the property, only to have them find that there are repairs still needed before the marketing photos can be taken. That means we are billed for an additional trip by our photographer, which we will have to pass to the landlord. - HVAC. We require all properties to have central HVAC. We do not accept properties with baseboard heat.
- Keys. We require our owners to have all locks on a property to be keyed the same. You may either buy locks already keyed the same, or employ a locksmith to rekey all existing locks to the same key. We rekey locks in between tenants and at the start of management.
- Cleaning. No one wants to rent a home that is not clean. It is a proven fact that clean homes rent faster than homes that are dirty. Plus, a clean and fresh smelling home shows much better to potential tenants. We don't expect every property to be perfectly spotless down to the last speck of dust, but we do require our landlords to have the property in a clean, showing state when we take the keys.

Utilities. We require our landlords to have the utilities on when we begin managing your property and when the property is vacant. We do this for three reasons:
1. Heated/cooled properties show better. Potential tenants are likely to find a hot/cold property unattractive and will spend less time viewing and considering your property if it is not a comfortable temperature.
2. If a vendor has to go to the property for a maintenance call, they may need the power on for their tools and equipment.
3. In the winter time, this poses a huge hazard. Burst pipes can cause thousands in damage if allowed to happen. By simply keeping the power on and the heat set above 50, you can help prevent unnecessary damage to your property. -
Smoke Detectors. Safety is one of our highest priorities here at Keystone Realty. When a new property is onboarded with us, we will install new smoke and carbon monoxide detectors, as required by fire code. Detectors are tested during vacancy periods and changed as needed.
We do realize this may seem like a lot. But after so many years in the business and encountering the same issues over and over again, we firmly believe that these policies promote a better landlord/property manager relationship. These policies allow us to excel and provide the highest quality of service possible and also help to ensure that each property is maintained and rented as quickly as possible.
