The problem with buying a rental blind

An investor buying in an unfamiliar market is usually working from two numbers: the asking price, which is real, and a rent estimate from a national website, which is a guess built on zip-code averages — or on information from their buyer agent that does not do property management.

What we won’t do

We won’t tell you Rocky Mount is a guaranteed anything, and we won’t put a projected return on a website. What a specific property earns depends on its condition, its street, your financing and how long you hold it. Can Keystone Realty tell me what a property will rent for before I buy it?
Yes, and it's free. Send us an address you're considering and a licensed broker will tell you what it would realistically rent for and roughly how long it would take to lease. Our team has 20+ years of experience in this market, so the answer comes from what comparable homes have actually leased for — not an automated estimate.
Can I invest in Rocky Mount rental property if I don't live nearby?
Yes — most of the work of owning a rental here is work you'd delegate anyway. We show properties in person, screen tenants, handle maintenance, and inspect every managed property quarterly with photo reports to your owner portal. Plenty of owners we work with have never stood in their property.
Do you work with first-time investors or only experienced ones?
Both. First-time investors usually need more time on the front end — what the numbers need to look like, what older housing stock here costs to maintain, what to walk away from. That conversation is free and it sometimes ends with us telling you a particular house isn't worth buying.
What does it cost to have Keystone manage an investment property?
9% + ½ month's rent leasing fee, with a $75 monthly minimum and a $300 annual renewal fee where applicable. Inspections are billed separately from $95 each, 4 a year. The full fee structure is published rather than quoted privately, so you can model it before you talk to anyone.
