Our standards
A few things we ask of every property we manage. They exist because the same issues came up over and over, and because each one measurably affects how fast a home rents and how well it holds up.
- Smoke and CO detectors
- We check smoke detectors for proper placement and function to ensure compliance at the time of onboarding.
- Kwikset SmartKey locks
- Required on all exterior doors, so properties can be re-keyed consistently and quickly between tenants.
- Clean before marketing
- The property has to show clean before we advertise it. Clean homes rent faster — this one isn't negotiable because it directly costs you days on market.
- Polishing at turnover
- We encourage reinvesting a little at each vacancy — HVAC registers, light switches and receptacles. Small, inexpensive updates that measurably improve appeal and leasing speed.
These also underpin our leasing fee guarantee — a property has to meet them for the guarantee to apply.
